A private developer engaged AHI Capital Gateway, Inc. as financial advisor to structure, position, and raise capital commitments for the Initial Round capitalization of a Neighborhood Improvement Fund. The Initial Round targets USD 5 million of equity commitments into a special purpose vehicle to acquire and redevelop approximately 150 to 200 vacant single-family rowhouses concentrated within the Penn North neighborhood of Baltimore. The strategy centers on neighborhood-scale, phased acquisition, standardized gut renovation, and resale to owner-occupants, supplemented by project-level debt financing including a subordinated land acquisition facility and CDFI construction loans. The Initial Round is designed as proof of concept for a scalable affordable housing and neighborhood revitalization model that aligns private capital with public-sector subsidies and programs, and demonstrates replicable wealth creation and neighborhood stabilization in historically redlined communities.
